The challenge

The Vistry Group builds high quality affordable, private rented and private for sale homes, aimed at addressing the country’s acute housing needs. Each development has a minimum of 50% earmarked for housing associations, local authorities, the private rented sector and other housing providers. The group’s consumer brands include Bovis Homes, Linden Homes and Countryside Homes.

Barnsley Brickwork Co works as a contractor for the Vistry Group and other large house builders and has a reputation in the construction industry for delivering quality projects. Services include masonry, brick cladding, brick, block and stone laying to any permutation and specification.

The Jossey Lane development in Doncaster consisted of 86 three and four-bedroom properties with driveway parking to the front and side of each home. The brownfield site, next to the East Coast main rail line, was previously used by construction firm Cementation Skanska.

Over the years, Marshalls has built a strong relationship with Barnsley Brickwork Co. Our area sales manager has supported them on all their recent projects, providing high-quality customer service and always being available to help with their needs.

Our solution
The specification for the driveways was for Winterbourne Berry and Rundle Buff concrete bricks, part of the Peakdale range. Blending red and black, the Winterbourne Berry brick is enhanced with a dark flecking. Rundle Buff is a lighter colour, with lemon and russet tones.

This brick combination was brought to life with a contrasting cream mortar – in total, 888sq metres of ready-to-use Natural M6 Class II mortar. We recommended using ready mix mortar as this approach had several advantages over dry silo mortar.

Outcome and Sustainability

The project provided two major advantages for our client - Barnsley Brickwork Co. Firstly, they were avid users of online tools to order their mortar. While they originally used our Marshalls ordering app, our long-standing partnership allowed them to test and develop our MyAccount platform. This means they have 24/7 access, can manage multiple sites, order with ease and save on project costs.

Secondly, while the client had previously used dry-silo mortar, they were delighted with the change to ready mix mortar, as it created less waste on site and required no set-up time. Other benefits include being easier to manage and online ordering, so it is delivered ready for the team to get straight to work (rather than waiting for mixing).

We don’t think they’ll ever go back to using dry-silo mortar!

“We’ve used dry silos for years, but Ready Mix Mortar has proven to be cheaper and easier—no silo installation required. Delivery to site is quick, and our forklift driver can easily distribute the tubs where needed so our crew can get straight to work. For us, it’s not just about the product or delivery; it’s about the relationship with Marshalls and our Area Sales Manager. Whenever challenges arise, they’re always there to support us—and that’s what really matters”.
