The challenge
The original Hollymount Farm had fallen into disrepair and, according to one of the representations included on the planning application, was “slowly becoming an eyesore”. However, the brownfield site is located on a single-track lane, surrounded by attractive rural farmland that is part of the green belt, which existing residents are keen to protect.
It was essential for the new development to align with the local rural architectural vernacular, so that it would integrate comfortably into its surroundings and preserve the area’s aesthetic appeal. An additional benefit would be the developer widening the current single-track access road, improving access for new residents and the wider Hollymount community.
Our approach
Supplying local block stone and aggregates from the local Fletcher Bank Quarry was an ideal solution. Situated in nearby Ramsbottom, the Fletcher Bank Quarry has been providing stone for construction in the town since the late 19th century. Evidence can be found in the stonework of Brooksbottom Mill in Summerseat, as well as in many residential properties in Ramsbottom and the surrounding areas.
The carboniferous sandstone is more than 300 million years old and features a unique blend of aesthetic appeal and structural integrity. It has a warm, buff colour with subtle variations. These qualities have made it a preferred choice for both restoration and new-build projects throughout the region.
By partnering with Fletcher Bank Quarry and Marshalls, Hollymount Property Developments is creating buildings that not only meet modern standards but also blend seamlessly into the local landscape. The collaboration between the quarry, developer and local stone cutters exemplifies the value of regional supply chains and utilising local materials.
In total, the quantity of aggregates used in the project was 100 tonnes of 40mm crusher run, 40 tonnes of Type 1 CL803, 20 tonnes of 10-4mm and 40 tonnes of 75-40mm. At the time of writing, there is no final total for the volume of block stone required.
The outcome
The planning application received many positive and supportive representations, such as: “This looks like a potentially fantastic development, certainly in keeping with the already established surrounding properties along Hollymount Lane in terms of building materials and quality.”
Planning permission was granted, and the development is currently under construction, using Fletcher Bank block stone for masonry and walling, as well as aggregates for the groundwork.
Fletcher Bank Quarry is four miles from the development. with the cutting shed en-route. The block stone went from the quarry to Lancashire Stone Cutters (distance 1.3 miles) before being delivered to the development (distance 2.9 miles). Lancashire Stone Cutters is based in the middle of Ramsbottom and has been handling block stone from the quarry since 1985.
It has been recognised that the use of locally sourced stone offers several benefits, including:

• Aesthetic appeal: Fletcher Bank stone's warm, buff colour with subtle variations adds a distinct character to the buildings.
• Supports local industry: the quarry's extraction and supply of block stone and aggregates contribute to the local economy, helping to preserve traditional stone working and masonry skills.
